Market Conditions for Sierra Vista, AZMarket update for July 2026
Here is a snapshot of Single Family Residence activity based on the latest June monthly data from ARMLS. June showed a clear uptick in closings and dollar volume year/year (62 → 83 closings; ~$21.45M → ~$27.66M). That suggests stronger mid-year demand in 2026 compared with 2025. Prices showed a moderate year/year decline in both median and average sold prices with last months median sales price at $320,000. The declines in prices are not dramatic, indicating a mild softening rather than a downturn. Days on market of sold listings continued to shorten to 53 CDOM in June.
In summary, the market is stable but a touch softer year-over-year. Sales volume and closed counts are essentially unchanged, median and average sold prices have dipped modestly, and properly priced homes continue to sell quickly.
For buyers: There’s more negotiating room on homes that need work or were priced optimistically because median and average sold prices are down year-over-year. However, competition exists for well-priced, move-in ready homes.
For sellers: Realistic pricing and strong presentation remain the keys to success. Homes priced correctly and staged well are still achieving list price and selling faster than a year ago.
